Charleston Harbor Resort and Marina – New Construction

The Energy Model that WBS created for The Charleston Harbor Resort and Marina Hotel resulted in the private Owner receiving approval for a $100,000 rebate from SCE&G.  WBS is providing Commissioning Services and LEED Consulting services for the hotel.

 

 

Fish House Restaurant

Our first project with Brothers Property Management was the Commissioning of this popular Charleston restaurant overlooking the Charleston Harbor.  Designed by Glidden Spina of Florida, the $4 million project occupies over 17,000 square feet and includes a restaurant, event spaces and a retail store. 

 

 

EDUCATION SECTOR PROJECTS

 

UNIVERSITY OF SOUTH CAROLINA WOMEN’S QUADRANGLE RENOVATIONS – STUDENT HOUSING

WBS was brought on board by Garvin Design Group to create an Energy Model for the historic Women’s Quadrangle buildings at USC in Columbia.   The 144,000 square foot complex consists of 3 separate dormitories that were joined by connectors and was modeled as one entity.  WBS provided Fundamental and Enhanced Commissioning Services.  As a result of our involvement with the Quad Project, USC asked for WBS to provide Commissioning Services on the Rutledge College and Legare-Pinckney College Renovations and the new USC Student Health Center.


 

Lander University Student Housing – New Construction

WBS provided Commissioning and Energy Modeling services for Lander University’s new 69,000 square foot, three story student housing facility on its Greenwood, SC, campus.  The $12.7 million project is seeking LEED Silver certification.

 

 

University of South Carolina Student Health Center – New Construction

WBS is providing Fundamental and Enhanced Commissioning services for USC's new 65,000 square-foot student health facility. The $27 million project is seeking LEED Silver Certification




 

Coastal Carolina University Elvington Student Housing Phase 2 – New Construction

WBS was awarded an Indefinite Delivery Contract (IDC) with Coastal Carolina University (CCU) to provide commissioning services on all of their projects until 2016. The second phase of their new student housing construction on the Elvington Property is a $31 million dollar project that adds another 145,000 square feet of dormitory space. 

 

 

COLLETON COUNTY HIGH SCHOOL

  • Owner:  Colleton County School District

  • Services Provided: Commissioning & Remote Monitoring

In 2011, Colleton County completed the construction of a $70 million, 420,000 square foot high school.  WBS was brought in at the end of this project to coordinate the multiple energy-using systems installed with the Building Automation System.  Once properly sequenced, the District saw a 40% drop in utility costs in just one month saving them over $400,000 annually.  

 

 

COLLEGE OF CHARLESTON CENTER FOR SOCIAL SCIENCE RESEARCH - RENOVATION

WBS commissioned a 7,500 square-foot renovation of classroom and laboratory spaces occupying one floor of an existing building on the College of Charleston campus.  

 


 

WANDO HIGH SCHOOL - HVAC REPLACEMENT

Wando High School is more like a college campus than a high school.  At over 615,000 square feet the main building houses over 3,700 students, faculty and staff.  There are numerous outbuildings and the campus has activities occurring twelve months of the year.  WBS was retained to provide MEP design for the complete upgrade of the HVAC system.  

 

 

ST JAMES SANTEE - HVAC REPLACEMENT

WBS provided MEP design services for the HVAC system replacement and controls systems upgrade for this 80,000 square-foot elementary school. 

 

 

WEST ASHLEY MIDDLE SCHOOL - HVAC Replacement

WBS is providing MEP design services to upgrade HVAC systems in the middle school gymnasium and kitchen.

 

GOVERNMENT SECTOR PROJECTS

 

Mount Pleasant Town Hall – New Construction

  • Location:  Mt. Pleasant, SC

  • Services Provided:  Commissioning & Post Occupancy Energy Management

The Town of Mount Pleasant, South Carolina, is building an 85,000 square foot facility to house administration, police, fire and judicial services.  WBS wrote the Owner’s Project Requirements for the project and will commission the building.  The town has hired WBS to stay on board after turnover to ensure the building will operate efficiently with the goal of earning an EPA Energy Star Label after one year of operation.


 

Department of Veterans Affairs – Headquarters Building - Historic

  • Location:  Washington, DC
  • Date of Project Completion: 2012
  • Owner: Department of Defense
  • Services Provided:  Energy Audit, Energy Modeling & Energy Metering

Located in the heart of Washington, DC, the headquarters building for Veterans Affairs is an eleven story historic structure built in the 1930s.  WBS completed an ASHRAE Level II energy audit of the building, produced an energy model and provided recommendations on how the agency could significantly reduce energy use.  In conjunction with Sparc LLC, WBS clamped all eleven floors of the building to provide real time metering and monitoring of the energy usage for the facility.


 

ST. HELENA BRANCH LIBRARY AT PENN CENTER – NEW CONSTRUCTION

In 2012, Beaufort County Government built a stunning new library facility at the historic Penn Center on St. Helena Island. WBS was hired to commission the library for LEED certification. 

 

 

CLARENDON COUNTY SHERRIFF’S OFFICE – HVAC REPLACEMENT

The Clarendon County Sheriff’s Office was experiencing equipment failures and controls issues with its HVAC systems.  WBS was hired to provide MEP Design Services to replace the existing systems and upgrade the building automation system.  

 

 

CLARENDON COUNTY ADMINISTRATION BUILDING

Clarendon County converted an existing BI-LO supermarket into their government administration building.  WBS was hired to retro-commission the building.  WBS performed a site visit and made numerous recommendations regarding improvement to the current operation including writing a new sequence of operations for the HVAC systems and equipment.

 

HISTORIC BUILDING PROJECTS

 

USC Rutledge & Legare-Pinckney College Renovations – Historic Renovation

USC asked Watson Tate Savory Liollio to retain WBS for Commissioning and Energy Modeling Services on renovations to two buildings on the historic Horseshoe in the heart of the Columbia Campus.  Each building contains apartment style student housing and general education spaces. The $15 million dollar project on over 50,000 square feet is seeking LEED Silver Certification.

 

 

Nathaniel Russell House - Historic House Museum

  • Services Provided:  Energy Audit, Energy Modeling, MEP Design for HVAC Replacement

Built in 1809, the Nathaniel Russell House is often called the most important example of neoclassical architecture in the United States.  WBS was hired to assist Historic Charleston Foundation to manage the internal temperature of the building to safeguard its valuable contents as well as the historic structure itself.  WBS completed an ASHRAE Level II Energy Audit, a Trane Trace Energy Model and provided MEP design to replace the existing HVAC system.  WBS’s energy modeling was able to secure a rebate for HCF from SCE&G.  


 

SEIBELS HOUSE – HISTORIC HOUSE MUSEUM

WBS was hired by the South Carolina Energy Office to work on a number of historic properties including the Seibels House and Garden.  Circa 1796, the Seibels House is believed to be the oldest residence in Columbia.  WBS provided an Energy Audit and Energy Model which informed upgrading the HVAC systems for the building.
